Frederick, MD- Ruppert Companies president Craig A. Ruppert is pleased to announce that Ruppert Properties has purchased 7901 Trading Lane in Frederick, MD. The 205,000 SF facility consists of 180,000 SF warehouse and 25,000 SF office space; purchase price was $7.35 million. The property also includes approximately eight acres that can be sub-divided into retail commercial pad sites. Built in 1981 for the Frederick Trading Company (FTC), the building was transferred to Orgill Brothers Co. as a part of their purchase in 1998. The property is zoned general commercial in Frederick County, city annexation is expected.

Meissner, notes the location and the buildings condition as two of the property’s primary selling points. “This property has everything to offer and we are very excited about its many potential uses. It is within a half-mile of route 15 and approximately three miles from I-70 and I-270, which makes it ideal for users from Baltimore, Washington, West Virginia, and Central Pennsylvania. With completion of the Monocacy Bypass just around the corner, this is a hot area to be in right now. We expect to offer rental rates almost $1/SF below what new construction costs in this area would dictate.” Ruppert Properties was represented by Tyler-Donegan in the sale; Mackintosh Inc. Commercial, along with Daum Commercial Real Estate Services (Phoenix, AZ) represented Orgill. Tyler-Donegan will be the leasing agent for the space.
