Laytonsville and Columbia, Md. – William (Bill) Meissner, president and managing partner of Ruppert Properties, announces the purchase of three buildings in Rivers Technology Park in Columbia, Md. Located at 9125, 9135 and 9145 Guilford Road, the single-story buildings comprise a total of 85,216 square feet. Building 9125 is a vacant single story office/flex building while buildings 9135 and 9145 are both fully tenanted.
Meissner notes that, “This value-add portfolio purchase represents a significant asset addition in a region which historically promises stable occupancy and solid returns.” Located right off of MD Route 32 and only minutes from Interstate 95, Rivers Technology Park offers convenience for both Washington, D.C. and Baltimore commuters as well as local businesses. The business park is also situated near Snowden River Parkway, host to a multitude of food, shopping and professional amenities.
Ruppert Properties purchased the buildings from Greenfield Partners, LLC and Lingerfelt Development, who were represented in negotiations by DTZ’s Baltimore Capital Markets team. Graham Savage, associate vice president of DTZ, states, “Office-flex product remains a tremendously attractive product type in the Baltimore-Washington Corridor, and especially in Columbia, because of strong demand drivers on the tenant side and a lack of available land to build competitive product.”
