Provide the agent your address, suite number and contact information and request they contact the building staff per the on-call instructions that Ruppert has provided.

Your building will be closed on the legal holidays listed below. The security access system will be activated, regular HVAC will not be on and cleaning services will not be performed. In the event that you need HVAC services, please click here.

Elevators
Independent Use Procedures
Because we are committed to providing excellent elevator service, we have established certain procedures for “private use,” or taking an elevator out of service for independent use. When you are expecting a large delivery, please schedule it with your Property Manager. You may also review the deliveries section of this Portal for further information. Please note, however, that we do not permit independent elevator usage during the following rush hours:
Monday through Friday:
8:00 AM – 5:00 PM
IMPORTANT
Please do not allow your delivery company to wedge anything in the elevator doors or prop the doors because this will burn out the door motor and temporarily reduce the number of elevators servicing the building.
Elevator Malfunction Procedures
Your elevator is equipped with a telephone which rings directly into the third-party elevator monitoring call center. In the event the elevator should malfunction while you are in the cab, pick up the phone IMMEDIATELY. Give them the building location and the cab number you are in (this information is displayed on a sign on the elevator panel). The elevator company will contact Ruppert and we will dispatch an engineer and response team immediately. Our Engineer will stay with you until the elevator company and/or emergency personnel arrives to assist you in evacuating the cab.
While being trapped in an elevator may be an inconvenience, you are in no danger if you remain in the cab. Never try to pry the elevator doors open to get out. It is extremely dangerous since the cab may not be properly aligned with the floor. Wait for a qualified elevator mechanic or fireman to assist you.
In an emergency fire situation, elevators should never be used. If you are traveling in the elevator when an alarm sounds, the elevators will automatically go to the first floor and open their doors.

Your building is equipped with an access control system. The front exterior door is locked from 5:00 PM to 8:00 AM Monday through Friday and 24 hours on weekends and holidays. Your employees may gain access to the building during security hours with their access fobs.
Should you have any questions or concerns regarding access or to purchase new security fobs please contact your contact your Property Manager.
Deliveries
Moves or lengthy deliveries (requiring more than two hours) need to be scheduled before 8am or after 5:00PMon weekdays, or on Saturday or Sunday. Please contact the building’s Property Manager at least seventy-two hours in advance to coordinate your before/after-hours delivery. Your mover or delivery company will be required to produce a Certificate of Insurance naming Frederick Firehouse, LLC and Ruppert Management, LLC as additional insured.
Please remind your movers that they must provide Masonite protection for floors and carpets between the buildings entrance and the elevator, and the elevator and the suite. Additionally, your firm will be responsible for any damage to the premises as a result of your move or moving contractor. Your firm or your moving contractor is responsible for the removal of all boxes, trash or debris in connection with the move. Many tenants make arrangements with their moving contractor for this service.
We may require that a building engineer and/or porter be in attendance for large moves.

Monthly invoices will be sent electronically to the tenant accounting contact on record. Please keep in mind that these invoices are a courtesy, and that your rent payments are due per your lease terms on the first day of every month. Inquiries regarding your account may be made to the accounting team at 301.695.0550.
